In a new Marketplace by APM feature, Penn IUR Co-Director and Wharton Professor Susan Wachter explains how today’s K-shaped housing market favors repeat buyers with accumulated equity, while locking out new entrants facing high mortgage rates and limited affordable inventory.

As Professor Wachter notes, “If mortgage rates came down significantly into the 5% range, that would be a big help. In addition, we simply have to increase the supply of housing.”
